Water Heater Repair
Most water heater repair calls start with one of these symptoms. Tell us which one sounds like yours and we will tell you what it usually means.
On a gas unit that is often a pilot, igniter, or thermocouple problem, or a gas supply issue. On an electric unit it is usually a tripped breaker, a bad heating element, or a failed thermostat. We test to find which, and most of these are repairable.
A failed lower element on an electric unit, a worn dip tube, or heavy sediment can all cut capacity. If the tank is simply too small for the household now, repair will not fix that, and we will say so.
A dirty or worn thermocouple, a weak gas valve, or a draft problem at the vent can all snuff a pilot. We clean or replace what is failing and check the venting, because a draft issue is a safety matter and not just a nuisance.
A dripping temperature and pressure relief valve can be a bad valve or a sign of high pressure in the house, and we check both. Water coming from the bottom of the tank is different. That usually means the tank itself has failed, and replacement is the honest answer.
Noise means sediment baked onto the bottom of the tank. Triangle municipal water is moderately hard, so scale builds up over the years. A flush can help an early case. Rusty hot water only, with a tank past 10 years old, often points to corrosion inside the tank.
Low hot water pressure can be a clogged inlet, a scaled tankless heat exchanger, or a fixture issue and not the heater at all. Tankless units throw error codes when they need descaling, venting work, or a part. We service Navien, Rinnai, and most other brands.

A new thermostat on a 6-year-old unit is a good repair. The same money into a leaking 14-year-old tank is not. We lay out both options in writing and let you decide.

Water Heaters in Apex
Apex grew fast through the 1990s and again after 2010. That means many builder-grade tank heaters from Haddon Hall, Abbington, Woodcreek, and Salem Village are now past 10 years, and the 1990s units are well past it. Sediment from Triangle water and a tank that was never flushed are behind most of the rumbling calls we get. Dish machines and prep sinks need steady, hot water. We diagnose failed burners, elements, and thermostats on larger-capacity units, and tell you when a unit is undersized for the load.

Helpful Details
It depends on age and the failure. Tank heaters usually last 10 to 15 years, and annual service is what gets you to the long end of that. A thermostat, element, or thermocouple on a younger unit is worth repairing. A leak from the tank itself is not, because the tank cannot be fixed. We give you both options in writing and tell you which one we would choose in our own home.
On gas, check whether the pilot is lit. A pilot that will not stay lit usually means a thermocouple or gas valve problem. On electric, check the breaker first, then the elements and thermostat. If those are fine, call us at (919) 679-1275 and we will diagnose it.
Sediment has built up on the bottom of the tank and water is boiling under it. Triangle municipal water is moderately hard, so this is common. A flush can help if it is caught early. A tank with heavy buildup and age may be better replaced.
It depends where the water is coming from. A leaking T&P valve, drain valve, or pipe fitting can be repaired. Water coming from the tank base usually means the tank has failed and needs replacement. Shut off the water to the heater and the gas or power, then call us.
