The plumbing safety inspection

This is the same checklist your technician works from. Each item is checked, the result is recorded, and the completed form is emailed to you so you have a dated record of your plumbing system year over year.

Bathrooms

  • Sink and shower faucets checked for proper function and leaks
  • Under every cabinet checked for leaks
  • Toilets checked for leaks, inside the tank and at the base

Kitchen

  • Faucet checked for proper function and leaks
  • Garbage disposal function and wiring checked
  • Under the cabinet and under the dishwasher checked for leaks

Outside

  • Hose bibs checked for proper function and leaks
  • Sump pump discharge line inspected

Basement and utility area

  • All visible plumbing inspected for leaks
  • Every shut-off valve checked for leaks
  • Gas lines inspected

Whole home

  • Efficiency check on your water and gas use, so you are not overpaying
  • Sewer or septic line scoped with a camera for root intrusion or damage (where the line is accessible)

Included Maintenance

Routine maintenance on the same visit

Inspection finds problems. Maintenance prevents them. Your water heater, pressure regulator, and sump pump get serviced while we are there, so there is no second trip.

Water heater

  • Sediment flush on tank-type heaters (included with your agreement)
  • Pressure and temperature relief valve tested
  • Thermocouple tested for proper pilot lighting
  • Burner inspected and cleaned
  • Anode rod inspected
  • Dirt leg on the gas line inspected
  • Tankless de-scaling is available at an additional fee, with 10% member savings

Pressure regulator

  • Pressure reading checked and the regulator tested for proper function

Sump pump (if you have one)

  • Sump crock flushed and cleaned
  • Float switch lubricated
  • Check valve inspected
  • Discharge line inspected for leaks
  • Pump tested for proper function

Some inspection and routine maintenance items do not apply to all plumbing systems.

    Enroll for two or four years

    Ask your technician on any visit or call the office. The minimum term is two years so we can track your system from one visit to the next.

    We schedule your yearly visit

    A licensed plumber works through the inspection and maintenance list in one trip, however long it takes.

    You get the report

    The completed inspection form is emailed to you. Anything we find comes with a clear explanation and a written price before any repair.

Maintenance plan questions

What is the Sweetwater maintenance plan?

It is a two-year membership (four-year terms are also available) that includes a maintenance visit every year. On each visit a licensed plumber works through a whole-home plumbing safety inspection and the routine maintenance list on this page, then emails you the completed inspection form for your records.

Why is the minimum term two years?

Plumbing problems build slowly. Two consecutive yearly visits let us compare readings, catch wear before it becomes a leak, and keep your water heater on a flush schedule that actually protects it. There is no one-year option.

Is the water heater flush included?

Yes for tank-type water heaters. Tankless units need a de-scaling service instead, which is an additional fee. Members save 10% on it.

Do you really scope the sewer line?

Yes, where the line is accessible through a cleanout. A camera look is the only way to know whether roots, a belly, or a cracked joint is building toward a backup. If your home has no accessible cleanout we will tell you and explain the options.

What if some items do not apply to my home?

Some inspection and maintenance items do not apply to every plumbing system. A home without a sump pump or a gas appliance simply skips those lines. Everything that does apply gets done on the same visit.
