Water heater problems we see in Raleigh homes

Most calls fit one of these six. Tell us which sounds like yours and we will tell you what we would check first.

No hot water at all

On a gas unit that is often the pilot, the thermocouple, or the gas valve. On an electric unit it is usually a failed heating element, a thermostat, or a tripped high-limit switch. We test to find the actual failure, and we tell you if the repair is worth making on a unit this age.

Not enough hot water, or it runs out fast

A broken lower element, a failing dip tube, or a tank half full of sediment will all shorten your hot water. Triangle water is moderately hard, and sediment builds up in the bottom of the tank over the years. Sometimes a repair or a flush solves it. Sometimes the tank is done.

A leaking water heater

Water at the base can be a loose fitting, a bad T&P valve, or the tank itself. A fitting or valve is a repair. A leaking tank cannot be repaired, and it will only get worse. Shut off the water to the heater and call us.

Rusty or discolored hot water

If only the hot side runs rusty, the tank is usually corroding inside, often because the anode rod is spent. We check the anode and the tank. If the tank has rusted through, replacement is the honest answer.

Rumbling, popping, or banging

That noise is sediment baking on the bottom of the tank. It means the unit is working harder than it should and it is shortening its own life. We can tell you whether flushing and a tune-up will help or whether it has gone too far.

Replacing an old unit before it fails

Tank units last about 10 to 15 years with annual service. If yours is past 10, you are better off choosing the replacement than having it choose you at 6 a.m. on a cold morning. We install Bradford White tank units and Navien and Rinnai tankless, gas or electric.

How a water heater job works

  1. 1

    Tell us what is happening

No hot water, a leak, a noise, or an age you are worried about. We ask the make, the fuel, and where the heater sits. You get an arrival window and the price before work starts.

  2. 2

    Diagnose, then decide

We find the failed part and check the age and condition of the tank, the venting, the gas line or the electrical supply, and the shutoff and T&P valve. If a repair makes sense we say so. If the tank is finished, we say that too, with the cost of each option.

  3. 3

    Repair or replace, done right

A replacement means the new unit set, the connections and venting done to code, a pan and drain where required, an expansion tank where one is needed, and the permit and inspection handled where the town requires it. We test it and explain it before we leave.

What is different about water heaters in Raleigh

Raleigh is a wide mix. Inside the Beltline you find older homes with small closets, utility rooms, and basements, and venting that was run decades ago. A replacement there often means fitting a new unit into the same tight space, and checking that the old vent still meets code. In the newer two-story homes across North and West Raleigh, the heater is often in the attic. An attic install needs a pan and a drain line, and it needs to be reachable. Water from a failed attic tank comes through the ceiling, so we do not skip that step.

Replacements in Raleigh are permitted and inspected where the town requires it. We handle that as part of the job. If you are weighing a tankless unit, the gas line and the venting are what change the scope. Our Raleigh cost guide walks through what goes into the price. If the leak you are chasing might be under the floor, see slab leak repair in Raleigh.

Commercial Water Heaters in Raleigh

Hot water for Raleigh businesses

A restaurant, a salon, or an office cannot run without hot water. We repair, replace, and install commercial-capacity units for Raleigh businesses.

Restaurants downtown and in Glenwood South

Dishwashing and prep sinks need steady, high-volume hot water. We size larger-capacity tanks or banks of tankless units, and we can add recirculation so hot water reaches the line quickly.

Salons and personal care

Shampoo bowls and multiple stations draw hot water in bursts. We size the unit for peak demand, not average use.

Offices and churches

Restrooms, kitchens, and break rooms are low-use most days and busy on others. We fit the unit to the building, and we can set up a maintenance schedule so a failure does not catch you during an event.

Water heater questions in Raleigh

Should I repair or replace my water heater?

If the unit is under about 8 years old and the problem is a part, such as an element, a thermostat, or a valve, repair usually makes sense. If it is past 10 years, the tank is leaking, or the repair is a large share of the cost of a new unit, replacement is the better value. We tell you which one we think it is and show you why.

How much does a water heater replacement cost in Raleigh?

A standard tank replacement is typically $2,000 to $4,000 installed, and tankless is typically $4,000 to $6,000 installed. The exact number for your home comes in writing before any work starts. See our Raleigh cost guide for what drives the difference.

How long does a water heater replacement take?

A straightforward tank swap in an accessible spot is a part of a day. Attic installs, tight closets, moving to tankless, or venting changes take longer. We give you the expected time when we quote the job.

Do you need a permit to replace a water heater in Raleigh?

Replacements are permitted and inspected where the town requires it, and we take care of that as part of the job. You do not need to file anything yourself.

Can you install a tankless water heater in my Raleigh home?

Yes. We install Navien and Rinnai tankless units. A tankless unit usually needs a larger gas line and new venting than the tank it replaces, so we look at both before we quote. Our tankless water heaters page has more.

My water heater is in the attic. Is that a problem?

It is common in two-story Raleigh homes, and it works if it is done right. An attic unit needs a drain pan with a drain line, and a way to get to it safely. Call (919) 679-1275 and we will take a look.
